What to expect from your Agent

There is no doubt we work for the vendor, they have hired us to do a job for them, they are paying us to negotiate the best possible price and contract conditions for their property.  Not only do we take these responsibilities very seriously, we also have other obligations we need to meet in regards to our vendors.

Here are some of the responsibilities a salesperson has to their vendor:

  • Provide you with recent comparable sales
  • Advise you about a method of sale (ie: private treaty, auction)
  • Discuss and set a fair and reasonable estimated selling price or price range for the property, based on market demand, ensuring a good result for all parties
  • Provide you with a marketing plan (including costs) to market your property
  • Organise professional photos, signage and brochures
  • Advertise price of the property (not compulsory)
  • Organise and attend Open for Inspections (OFI) and any other inspections
  • Communicate all written and verbal offers
  • Negotiate the best possible price & conditions without the emotion, stress and anxiety
  • Organise and conduct auction (if applicable)
  • Preparing a Contract of Sale
  • Organise the signing of the Contract of Sale
  • Receive, hold and release the full deposit as instructed by your solicitor
